The place of current Palace Motesickych held the famous pressburg inn "U divého muža". It was probably the most luxurious inn of Bratislava having been situated inside of the bastioned fortification for all centuries long. The most important visitors of the capital stayed in the building during the royal coronations and councils. Later on, Samuel Mikovíny, a renowened mathematician and cartographer and a creator of meridian for Bratislava, which passes through the northeast tower of Bratislava Castle, stayed in here. Last year investors brought about €400 million to Slovakia’s real estate market and additional investments as well as the transfer of several properties from developers to investors can be expected for 2012, said Tomáš Hegedüš, managing director of CBRE in Slovakia, on February 9 when describing Slovakia’s current real estate market. He expects that Slovakia may witness increased interest by investors in 2012, focusing primarily on quality office buildings and shopping centres. CBRE estimates that commercial real estate investments in all of Europe will reach nearly €130 million in 2012 and nearly €150 million in 2013.
Hegedüš views consolidation in the commercial real estate sector as one of the main characteristics of last year in Slovakia, noting that some players were forced from the market and only larger players remain.
“The real estate market has become a safe harbour for investments, as it registered healthy growth,” Hegedüš stated, as quoted by the SITA newswire. He added that investment activity revived last year after suffering from several weak years and this helped to stabilise prices of real estate in all sectors.
Hegedüš said two of the most important transactions last year were the sale of a 50-percent stake in the Aupark Shopping Center Bratislava by HB Reavis, the property’s developer, to Unibal-Romanco SE, which now owns 100 percent of the shopping centre, as well as the sale of the Aupark Tower office building to the Heitman group. A Czech investment group, CPI, was also very active in the Slovak market last year when it acquired several properties in the retail trade and industrial sectors, Hegedüš said, adding that Sekyra Group also sold its portfolio to Hamilton Group.
Oliver Galata, responsible for the office sector at CBRE, said that Slovakia is becoming more and more appealing to investors, noting that among central European countries, the most significant interest is in Poland, the Czech Republic and Slovakia and that current turbulence in Hungary reduces the interest there and that neither Romania nor Bulgaria are very interesting for investors because they had not met pre-crisis expectations.
Galata added that large concerns such as IBM, AT&T, SwissRe and Hewlett Packard have preferred Slovakia for their branches in central and eastern Europe because of past experiences here and no problems in finding appropriate employees.
“Because Slovakia belongs among countries with high levels of unemployment for young people, there are still enough human resources from which to recruit new staff,” Galata stated, as quoted by SITA.

I first started looking at flats to rent in Slovakia before I left the UK. One property was held by Urbanica Slovakia. Marek replied to my enquiry promptly with accurate and detailed responses to my questions. He also asked about what I was looking for in a flat and came up with a number of other suitable properties for me to view when I arrived in Bratislava. Before I left the UK he phoned me at home to check on arrangements for meeting and then was quickly in contact when I arrived in Bratislava. The flats he took me to see were all along the lines of what I was looking for and after seeing a couple Marek further refined his ideas of what I wanted, so that some later viewings were not done at any length. Once I had decided on the property I wanted, he was most efficient at contacting the landlords and making all the necessary arrangements to get the documentation signed and the flat organised as soon as possible. He stayed in touch as the process continued and was subsequently available after the contract was signed to help me get the extra documentation I needed for my residence permit. Overall, the whole process of getting a flat went extremely smoothly from start to finish. Hoci Európska centrálna banka sadzby znížila, banky urobili opak. Pod drahšie hypotéky sa podpísala neistota na trhu a slabnúca ekonomika.
Ľudia, ktorí majú záujem o hypotekárny úver, si v porovnaní s decembrom minulého roka v mnohých bankách priplatia.
Finančné domy nielenže zrušili niektoré akciové ponuky pre klienta, ako napríklad odpustenie poplatku za vybavenie hypotéky, ale väčšina z nich pristúpila aj k zvyšovaniu úrokov.
Pocítia to nielen žiadatelia o hypoúver na vyššej mesačnej splátke, ale aj "starší" klienti pri refixácii úrokovej sadzby.
Vyššie riziko nesplácania
Najvýraznejšie menila sadzby Slovenská sporiteľňa, ktorá ich zvýšila v priemere až o jeden percentuálny bod.
Kým koncom novembra získal žiadateľ o úver pri viazanosti na päť rokov úrok 4,69 percenta, dnes tú istú hypotéku získa s úrokom okolo 5,59 percenta. Na mesačnej splátke tak preplatí 21 eur.
"Banka sa tak prepadla na spodné priečky v porovnaní nášho portálu," tvrdí Maroš Ovčarik z portálu Finančná hitparáda.
Hovorca banky Štefan Frimmer to zdôvodňuje neistotou na trhu, ktorú vyvolala dlhová kríza a horšia ekonomická situácia na Slovensku.
"Vyššia nezamestnanosť znamená aj väčšie riziko, že klient prestane splácať úver. Táto riziková prirážka sa potom premieta aj do cien úverov," povedal Frimmer.
Vyššie úrokové sadzby sa dotkli aj klientov OTP banky, ktorá ich zvýšila o 0,3 percentuálneho bodu. Zdražovaniu o 0,15 percentuálneho bodu sa nevyhla ani Tatra banka.
Banky sa na zdražovanie odhodlali napriek tomu, že v decembri Európska centrálna banka (ECB) znížila základnú sadzbu na historické minimum – len jedno percento. Chcela takto oživiť ochabujúcu ekonomiku v eurozóne. Hovorca Tatra banky Boris Gandel však tvrdí, že rozhodnutie ECB na úroky hypoték nemá priamy vplyv.
"Výšku úročenia hypoték ovplyvňuje skôr cena dlhodobých zdrojov, teda výnosy dlhodobých štátnych dlhopisov," tvrdí Gandel. Práve nervozita z dlhovej krízy ich vyhnala koncom roka prudko nahor, čo sa s oneskorením premietlo aj do zvýšenia úrokov pri hypotékach.
Boj o klienta
VÚB banka zatiaľ na zmeny úrokov nepristúpila, ale nevylučuje, že tak urobí v budúcnosti. Jedinou bankou, ktorá sa rozhodla "ísť proti prúdu", bola Volksbank.
Tá znížila sadzby v priemere o pol percentuálneho bodu. Hovorkyňa Jana Lukáčová to zdôvodňuje stratégiou banky a podmienkami na trhu.
Podľa Ovčarika chcela zrejme zabojovať v konkurencii. Pred znížením úrokov totiž poskytovala v priemere najdrahšie hypotéky.
Po vlaňajšom zlacňovaní nehnuteľností má prísť tento rok vytriezvenie. "Sme s cenou na dne. Očakávam, že sa ceny vychýlia najviac o dve až tri percentá," vraví Martin Lazík z Asociácie realitných kancelárií (NARKS).
Podľa údajov asociácie padli ceny novostavieb ku koncu roka o 10 až 15 percent. "Dôvodom bol nižší dopyt zo strany klientov," tvrdí Lazík. Najvýraznejší prepad nastal pri dvojizbových bytoch v Prešove, nasledovala Trnava, Bratislava a Trenčín. Staršie byty vlani stagnovali, prípadne mierne zdraželi.
"Ceny nemôžu klesať donekonečna. V tomto roku zamieša karty riešenie eurokrízy," hovorí Peter Balogh z realitnej spoločnosti Negotiant.
Dodáva, že veľa klientov, ktorí mali záujem o nehnuteľnosti platila hotovosťou. "Nepotrebovali ju. Brali to však ako investíciu v neistých časoch," dodal Balogh.
